JP Madeira says regular income no longer guarantees housing access

JP Madeira said having a job and regular income no longer guarantees access to housing in Madeira after a meeting with Century 21 Realty Art Alameda during the Jornadas "Construir Futuro, Casa, Familia e Natalidade". The meeting examined property prices, the shortage of homes compatible with residents' salaries and financing difficulties for young people seeking to buy or rent a first home.

Lara Pereira, vice-president of JP Madeira and rapporteur of the meeting, said access to credit was not the only issue. She said there was also a lack of housing at prices that young Madeirans' salaries can support.

Participants discussed demand shifting to municipalities and areas farther from Funchal, pushing many young people to seek homes farther from their workplaces. Such choices are not always matched by the best mobility conditions or proximity to services.

The meeting considered differences between advertised prices and actual transaction values, as well as repeated listings of the same properties on portals. JP Madeira said repeated listings can hinder a rigorous assessment of available supply. Participants also analysed interest rates, first-home support measures, demand from resident and non-resident buyers and high construction costs.

Pereira said Madeira needs more housing, greater transparency about real market prices and policies that reflect the financial capacity of people who live and work in the region. The meeting is part of a JP Madeira consultation cycle involving cooperatives, professional bodies, associations and private entities to identify solutions to barriers affecting young people's autonomy and life plans.
